The best strategy is:

• Have a large tool bag of possible strategies; and,
• Use the strategy that serves you best, given the environment and your preferences.

Here are some strategies I have employed on my own behalf:

• Purchase at the foreclosure auction;
• Purchase a property no longer listed for sale;
• Purchase intending to reconfigure space;
• Purchase where I can get amenities, view, and value, and from where there's easy transport to where I need to go;
• Purchase next to a development that will enhance the neighborhood;
• Don't pay a premium price for what's new and trendy; and,
• Obtain permission to develop a lot that many considered unbuildable.
